We're with you from start to finish

Home is where you begin and end each day. Building a new home allows you to consider both the form and function of day-to-day living. At Brandon Homes, we believe that everyone should be able to customize each space. Our process is designed to bring your vision to life, while keeping the journey both exciting and stress-free.
Starting the build process with Brandon Homes allows you to dream big and feel empowered to make lots of decisions. Brick or stone, ranch or two-story, granite or quartz, the choices are countless. Key members of our team will answer your questions and fuel your dreams each step of the way.

Step 1: Welcome Orientation 

Let’s dream it up! During this appointment, one of our home building consultants will learn more about your vision for your future home. We will review floor plans and home enhancements that fit your desire profile. We’ll also have an opportunity to share with you The Brandon Advantage, and how our award-winning homes can enrich your family’s lives.

Step 2: New Home Proposal (Budget) 

Once you've selected your floor plan and we understand the enhancements you require, we will get to work creating a proposal detailing the cost of your dream home. Also, if you have identified your homesite already we can include lot finishing allowances as well. We’ll meet again to tweak this proposal in any way you desire.

Step 3: Land (Due Diligence) 

Don't have land? No problem, we have you covered. We have an inventory of available land options, as well as a network of realtors to help in land procurement. Once a lot is identified, our team will assist you in researching the lot to assess its suitability for your build.

Step 4: Financing

At Brandon Homes we have done the hard work of vetting finance partners for you. Your home building consultant will help you select the finance partner that offers the program / loan product that best meets your family’s financial needs.

Step 5: Selections

Let the fun begin! Our in-house selection specialist will help you bring your style to life. You will have access to 1000s of selection options available to make your space as unique as you are. However, don’t feel overwhelmed, our selection specialist will be there to walk you through every decision step-by-step. Once selections are finalized, they will be memorialized in a selections document that will be given to you and the field team.

Step 6: Closing Time 

Once all the details are ironed out with the specifications of your build and financing has been arranged, we will close on your home loan (one-time close) and begin the fun!

Step 7: Pre-Construction Meeting

It's almost time to break ground! During this meeting you will meet your project manager who will walk you through, in-depth every detail pertaining to your build. He/she will explain the exciting construction journey ahead and answer any questions you may have.

Step 8: Groundbreaking Ceremony

It’s time to kick the dust up! At Brandon Homes we have ceremonies that help us celebrate along the way. We’ll meet at the job site to take pictures, and pop a bottle of champagne. From there, you can sit back, and watch your wildest dreams come to life!

Step 9: Stud Signing Ceremony

Let’s deck the halls! We will meet you at your job site to do one final walk before drywall. During this time we will take photos, and “Leave our Mark” on the studs to memorialize the occasion.

Step 10: Housewarming Ceremony

Welcome home! At this juncture, we hand over the keys to your dream home. Before we go, we make sure that you know how everything works. From there the home is free for your family to enjoy for the ages to come! Rest easy, with the peace of mind that your home is covered by our industry-leading home warranty.

Financing

Construction to perm loan explained

At Brandon Homes, we believe in keeping things simple. Financing through one of our trusted preferred lenders provides our clients with a seamless one-time close process. Closing at the beginning of the construction process allows clients to lock in their rate and move in with no hassle or re-evaluation once the home is complete.

During the construction process, loan draws will be dispersed in accordance with the draw schedule based on construction progress. Rest easy knowing, during the construction period, you are only responsible for paying interest on the outstanding balance. Upon the conversion of our loan, you will begin regular mortgage payments (principal, interest, and escrow).
Our network of preferred lenders offer dozens of programs to meet the unique needs of your family. From Conventional to FHA programs, our partners have you covered.

Your new home sales consultant will help explain the offering of each partner. From there, he/she will connect you with the preferred lender of your choice to get you pre-approved, and eventually financed once your home is designed.

The financing process, once the details of your home have been finalized, typically takes between 30 – 45 days. During this time, your preferred lender will collect the required documentation, coordinate the appraisal of the subject property, and prepare the necessary closing documentation. Rest easy knowing the Loan Officer at your choice lender is trained to guide you through the process from documentation collection to closing documents / disclosures.
Once closed, the exciting part starts – construction on your home begins! As progress milestones are achieved, construction draws we be dispersed according to the contracted draw scheduled. These milestones are as follows: Closing, Foundation Poured, Framed Structure, Drywall and Home Completion.

Prior to funds being dispersed at each progress milestone, an inspector (commission by your lender) will inspect to ensure the work has been completed.
In many cases your construction loan will automatically convert into a permanent loan. This is the final stage in the financing process.

At this point you will begin to make your standard monthly mortgage payments.

How do I know if you can build on my land?

We pride ourselves in supporting our clients from beginning to end, which is why we offer a free site evaluation (also referred to as Due Diligence). If you own land, or are contemplating an offer on a piece of land, we will assist in assessing some of the major components to consider. Although ultimately the client is responsible for the buildability of their lot – one of our experts will help advise you through this process.

What if I don’t have land?

We are here to help! it’s quite common for homebuyers to start their custom home journey without their home site identified. We will help you get started on your search. We will connect you with our list of Realtors and land specialist to identify the site that fits your needs.

How can I get a quote on a home?

Come on in! A new home sales consultant will spend time understanding and specing out a home that is uniquely yours. From there a quote will be assembled and presented to you during a separate meeting. During this review meeting, we will make any necessary adjustments live.

What comes with my home?

At Brandon Homes, your money goes further. We know what it takes to make a home both beautiful and functional. Our standard features list is exclusive—other builders charge thousands for features that are standard at Brandon Homes. We have different sets of standard features based on the product line you're interested in. Explore our standard features for each product line by making a selection below.

Can I finance my land purchase in my construction loan?

Yes, you can finance your land and your new home into one construction loan. You can also combine these if you already own your land but still have a remaining balance. The balance owed on your land will be added into your loan. This saves you from having two separate closings and also saves money on closing costs.

Can I count my land towards my down payment?

Many of preferred lenders will consider the equity in the land you own as a part of your down payment.

Can I build a new home when I have an existing home to sell?

Yes, many of our lending partners offer bridge loans. These programs give homebuyers access to the equity in their current home.

Am I responsible for preparing my site for construction?

Brandon Homes offers a concierge custom building experience, and can assist in lot finishing (e.g., utilities, grading, retention structures, etc.). If our lot finishing services are selected, allowances will be outlined in your initial budget. If the client desires to prepare their own land, that is an option as well.

Where do you build?

We currently only serve the state of Ohio, particularly the greater Dayton and Cincinnati areas. Our service area ranges anywhere within one hour from our corporate location: 1046 Summit Sq, Middletown OH. Price minimums may apply.
